1. Acceptance of Terms

By accessing or using DistressFinder.ae ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform.

2. Service Description

DistressFinder.ae is an online marketplace that connects property sellers offering below-market prices with potential buyers in Dubai and Abu Dhabi, UAE. We facilitate connections but do not participate in, guarantee, or broker property transactions.

3. User Accounts

  • You must be at least 18 years old to create an account
  • You are responsible for maintaining the security of your account
  • One account per person. Multiple accounts may be terminated
  • You must provide accurate and current information

4. Listing Rules

Sellers must ensure that:

  • All property information is accurate and not misleading
  • They have the legal right to sell the listed property
  • Original and distressed prices are truthful representations
  • Urgency timelines reflect genuine seller intent
  • Photos (when provided) are of the actual property

DistressFinder.ae reserves the right to remove any listing that violates these rules without notice.

5. Fees & Payment

Basic listing and browsing is free. Premium features (featured listings, premium buyer access, professional directory) are subject to fees as displayed on the Platform. Prices are in AED. Payments are processed by Stripe. All fees are non-refundable unless stated otherwise in our Refund Policy.

6. Disclaimer

DistressFinder.ae is a marketplace platform, not a real estate broker or agent.

  • We do not verify the accuracy of listing information
  • We do not guarantee that any transaction will close
  • We are not responsible for the conduct of buyers or sellers
  • Prices shown are seller-declared and not independently appraised
  • Users should conduct their own due diligence before any transaction

7. Acceptable Use

You may not use the Platform to:

  • Post fraudulent, misleading, or fake listings
  • Harass, spam, or deceive other users
  • Scrape or harvest data from the Platform
  • Circumvent any security or access features
  • Engage in money laundering or other illegal activities

8. Intellectual Property

You retain ownership of content you post. By listing a property, you grant DistressFinder.ae a license to display, distribute, and promote your listing content on the Platform and related marketing channels.

9. Limitation of Liability

To the maximum extent permitted by UAE law, DistressFinder.ae's total liability is limited to the fees you paid in the last 12 months. We are not liable for any indirect, incidental, or consequential damages.

10. Termination

Either party may terminate the relationship at any time. We may suspend or terminate accounts that violate these Terms. Upon termination, your listing data is removed within 30 days.

11. Governing Law & Disputes

These Terms are governed by the laws of the United Arab Emirates. Disputes shall be resolved in the courts of Dubai. Parties agree to attempt mediation before litigation.

12. Changes to Terms

We may modify these Terms with 30 days notice for material changes. Continued use after changes take effect constitutes acceptance.
